Hello my friend,
I truly appreciate you taking a moment to be here with me. Thank you for your time and trust—it means a lot.
This past week has been a challenging one for the housing market. There’s a lot happening globally and economically, and it’s starting to ripple into real estate in a noticeable way.
Oil prices have been rising sharply due to escalating conflict in the Middle East. With energy costs climbing, inflation is feeling that pressure again—and as you know, inflation and mortgage rates tend to move together. As a result, mortgage rates have jumped, now sitting around the mid-6% range after briefly staying lower just weeks ago.
At the same time, the Federal Reserve decided to hold interest rates steady. They’re facing a difficult balancing act—on one side, job growth is slowing, and on the other, inflation is picking back up. Add global uncertainty to the mix, and it creates a very cautious environment.
We also saw a surprising spike in wholesale inflation. Even before the recent conflict fully unfolded, prices were already rising faster than expected, especially in everyday categories like food and travel services. This tells us inflation pressures are still very real.
Now, there is a bit of relief on the rental side. Rental prices have been gradually declining over the past couple of years and are now at their lowest levels in about four years. That’s encouraging, even though the drop has been modest overall.
As for home sales, there was a slight improvement in pending sales this past month. While that’s a positive sign, activity is still historically low. We’re still far below what used to be considered a normal pace, which tells us many buyers are still waiting on the sidelines.
Looking ahead, the bond market and mortgage rates are reacting quickly to all of this uncertainty. Expectations are now shifting toward the possibility that the Fed may not cut rates at all this year. That’s something we’ll be watching very closely, especially as we move into the spring and summer selling season.
So yes—it’s a complex moment. But in every market, there are always opportunities. The key is understanding the timing, the strategy, and your personal goals.
